Sr. Executive/Assistant Manager (Land Procurement)

Roles & Responsibilities:

  • To verify the records of rights from the land office (i.e. known as land Revenue office).
  • To register the change in ownership at the land Revenue Office.
  • To coordinate land related all legal matters & maintain liaison with various Govt. and Non-Govt. organization such as DC Office, AC Land office, Sub-Registry office etc
  • To keep and maintain good relations with AC-Land for Mutation etc.
  • Prepare deed of transfer and pay stamp duty.
  • To obtain inspection for RS Mutation and Conduct RS Mutation on property.
  • To keep good relation with Vender and remain updated with Stamp costs, registration fee, documentation charges and any other taxes and expenses likely to be incurred in connection with the Deed of Agreement, Registration, Transfer etc.
  • Check the legal status of the land (mortgaged or leased or ownership) at the relevant Sub-register office(s) and appropriate office(s).
  • To Check and verify every single document of land relating to land deeds and bia-deeds, records, parcha, survey maps, khatians, dags, DCRs of CS, SA, RS, BS etc, mutation documents, tax documents demarcation of land and property. Also other legal papers and documents which are essential for the purity and genuinity of the purchasable lands and their unhindered, peaceful and hazard-free possessions.
  • To Re-check all documents submitted by the sellers with related Govt. offices to ascertain genuineness of the documents.
  • To keep an eye over the project area and its boundary walls/fences round the clock so that no lack of arrangement in the security and supervision might hamper the peaceful and demarcated khass possessions of the land and properties involving companys interest.
  • To understand and handling land related issues like; Deed of Agreement, Power of Attorney, Sale deed, Sub-Kabla deed, various legal letters/reply against letter/affidavit/agreement/contract/deed etc.
  • Lead and Initiate and pursue legal proceedings as required by the Company;
  • Oversee all legal and litigation matters and advise on civil matters directed to external counsel;
  • Handle all contracts & agreements, related to domestic & international business;
  • Design and draft sale deeds, lease agreements, resolutions and other legal documents;
  • Manage the land related matters like- land taxes, mutations, etc.
  • Any other assignment not detailed herein & felt conducive by Management as and when necessary.

Educational Qualification:

  • Minimum L. L.B/ L.L.M from any reputed university.
  • L.L.M from Public University will be given preference
  • Skills Required: Ability to Work Under Pressure, Computer skill, Customer Handling, Effective communication skills, Supervision

Work Experience:

  • At least 5 year(s)
  • The applicants should have experience in the following area(s):

    Others Requirements:

    • Have good knowledge in Land related Drafting Bengali & English both. Excellent communication and interpersonal skills
    • Absolutely proactive, smart, energetic, self-motivated, determined and be Tactful to meet the expectation of the company. Experience in related field in Group of Companies, Land, Land Law, Land Survey, Legal Affairs etc.
    • Must be able to handle computer efficiently & good typing speed (English & Bengali) with sound operational knowledge in MS Word, Excel, Power Point applications, E-mail, Internet/Online browsing. Willing to travel across country is required.
